Rezoning Applications: Make Your Voice Heard

Due to recent changes in our city’s district plan and the zoning bylaw renewal, our community is experiencing a wave of up-zoning requests from developers. These rezonings are all for individual residential lots and can allow buildings up to 16 metres high (54 feet). With the potential for four story buildings and multiple small apartment units, these developments would be highly disruptive to our community.

It’s important that the members of our community voice their feedback to city administration, and that residents understand what can be built in their area.

Current Belgravia rezoning applications

These are the current requests for rezoning in our area that are still at the public feedback stage: 

Address: 7903 119 Street NW

Planner Description: The City has received a rezoning application from BM Homes Ltd. The current zone is the Small-Scale Residential Zone (RS) and the proposed zone is the Small-Medium Scale Transition Residential Zone (RSM h14.0) which would allow: – A range of small to medium scale housing to a maximum Height of 14.0 m. – A maximum Site Coverage of 60%. In the Scona District Plan the site is identified as Urban Mix.

Planner Description: The City has received a rezoning application from BM Homes Ltd. The current zone is the Small-Scale Residential Zone (RS) and the proposed zone is the Small-Medium Scale Transition Residential Zone (RSM h14.0) which would allow: – A range of small to medium scale housing. – A maximum height of 14.0 metres. – A maximum site coverage of 60%.

Talk to City Staff

The deadlines for emailing the planners about these rezoning applications is coming up fast, so get your word in by emailing the City Planner Contact listed for each application.

Go to a Public Hearing

If you miss the rezoning application deadlines, don’t worry! You will have another chance to give your feedback directly to City Council once these applications reach the public hearing stage, which will likely be sometime in the spring. The BCL will send out future updates on public hearing dates and an upcoming town hall on this subject.

Anyone who wishes to speak at a public hearing can register online or call the City Clerk’s office at 780-496-8178.
